This book does not take the situation at face-value but rather looks at it with the gravity with which it should be regarded. The essays collected here are concerned with a variety of issues which, in combination, are profoundly real and pressing. These include the Pradhan Mantri Awas Yojana and its dual architecture through its urban and rural counterparts. They also include analyses of the RERA framework, mindful of its commitment to transparency, as well as honest to the distance between statutory intent and regulatory delivery. They further raise the issue of democratic accountability, something which is not frequently posed in the literature about urban development including the treatment of Smart City governance, and in particular, the replacement of the elected urban local body by the special purpose vehicle. These are among the many subjects of inquiry, intended to aid the readers in their understanding of the land- governance regulatory framework in India.
